Hello, thank you very much.
So maybe you could start us off.
Tell us a bit about Sea Breeze, what the project is and what you've been up to.
Yeah, thank you so much.
First of all, I wanted to thank the organizations because it's a huge scale event.
Really, it's very nice to be as an exhibitor here and we are talking with the B to C, B2B conversations and discussions we have here, and it's very fruitful actually.
So first of all, I just wanted to thank you.
And so about the sea is Azerbaijan, actually it's located in our country, Azerbaijan in the capital of Baku, and in our region it's the biggest development project right now because it's a very huge and city within a city concept, so it's more than 1700 hectares and more than 22 kilometers long seaside area.
So it's all.
The Caspian Sea and our great project with mixed use developments, so it's residential areas, it's commercial areas, it's many infrastructure for full year living, of course, because we are thinking it all in details for all, for those who want to live there, for those who want to invest in having an income, so we are thinking it all.
So that's why.
More than 35,000 residents already chose us.
We call them Sebreeze residents, and it's planned to be for more than half a million people actually our city of Sea Breeze.
So right now we already developed more than 5 million square meters actually, and it's going to be more than 30 million square meters in our territory.
So it's more than 1700 hectares again.
So that's why it's huge.
And we have more than 60 restaurants right now.
It's local restaurants, European cuisine, Asian cuisine, of course.
So we will also have these big brands like Nobu resort also Cipriani, it will be the biggest tower in our city, more than 323 m, 8 buildings and it will be Cipriani Tower.
So we are also expanding in terms of the land.
That's why we are also make Artificial islands and artificial peninsulas, for example, the first one was for exclusive project of Caspendrim liner, like 11th floor liner with half of the luxury collection by Marriott Hotel and half will be like apartments.
Sky bar, of course, spa center, so infinity pools, all you may need to have a great time there, of course.
So this was the first peninsula we created and second one is more than 50.
Stars in the shape of the half moon and the stars.
So on the star will be Cuprian Tower and on the half moon will be like Hilton, Marriott, Reus, Radisson, this kind of world chains, world hotel chains, and also branded residences there will be like Elisa.
We are also making a branded residence with them right now and also Bravos residence that we are planning to do there.
Many, many interesting things that we have and in terms of the big brands in Sea Breeze, so I can tell that in terms of architectural bureaus, there are Scott Brownrig that is working with us on this project also Shanilla, which also made this Criani Tower, by the way, and Chouva, so many, many big architecture bureaus working on this.
So this is a huge, really huge, as you said, it's a tremendous.
Uh, projects and size and scope, the brand partners, the names that you have there are all the who's who around the world.
One of the things that I want to talk to you about is really the diversity within Seabreeze and how does that add to the overall experience?
Yeah, it actually, it's because again we're thinking in all directions because we have investment opportunities for clients.
Like you can invest in our project and have an, a passive income from the rental, for example, because we have our own management company which gives you all the service, of course, all the full and 24 hour service that you may need in this kind of city, and of course we are managing your apartment or house because we have cottages, we have townhouses. private villas, apartments, many, many things, penthouses, of course, so they are all kind of different shapes, all kinds of different interiors, exteriors, so many interesting designs we have there.
So for all the clients that can have something there in terms of the different things, we have it all for them.
And so they have again passive income like minimum yearly is 8% from rental income and also the increase of the price annually is minimum of 15%.
When average is 20, 25%, and it can be 35, 50%, of course it depends on the. project of course but again they can invest and through our management company they can resell this property also.
So that's very comfortable and it's not just for the locals, of course.
We have 80% locals right now and 20% foreign investors and it's increasing each of the year.
So we have many foreign investors that are investing in our company right now in our project because it's very comfortable for them just to have a passive income or just to come to Baku and live in Sea Breeze itself because we have malls, we have sport complexes, we have many clusters there actually because we are dividing our big.
Do in clusters like medical cluster, education cluster, sport cluster, we will have their IT hub of course so many interesting projects that will be there actually.
Great and the last question before we let you go, you mentioned earlier that you're uh featuring the project here at Cityscape, um.
What what do you hope to achieve and what are you seeing from perhaps foreign investor interest?
Yeah, sure, because again, as I mentioned, we have an expansion of foreign investors right now, so many foreign investors are coming to have something or property or just have a development project in our in our project because again we have V2B clients like big developers, not just local but locally but also foreign developers that are coming.
I cannot say all the names, of course, but they are the biggest names in CIS countries, for example, and also we have developers from countries that are very interested in coming and have an input in our Seabreeze projects.
So that's why many developers are coming within our project, within the battle, but we also have an expansion to other countries, by the way, because as a brand we already grew, so that's why some of the wanted to have something like this concept.
That's why our owner Emin Agalarov, they wanted to attract him as a master developer, and Cyprus Uzbekistan is also in our plans.
So in Uzbekistan, in Montenegro, and in Turkey, that is the nearest plans of expansion that we have right now.
Also, we are thinking about countries in terms of expansion because maybe we'll have some projects here.
In some of the Saudi Arabia or maybe in Emirates, we will see that because we have discussions right now, but mainly we are focused right now in the countries that we already have and we are attracting the bigger and very great developers there.
So you are very welcome to have something in because it's a very huge one.
It's a massive project, so we are very Honored to be here and we we are very happy to show this achievements that we have there.
